Maintenance here has a rhythm, and working with it rather than against it costs less and is far less disruptive.

February to April — before the heat

The most important window. Full AC service across every unit, condenser coils cleaned, drain lines cleared, electrical connections checked and tightened. Everything that will be tested in July gets attention now, when a technician can work comfortably and a fault can be fixed without you sitting in a hot house waiting for a part.

Also the right time for exterior painting and anything requiring outdoor work.

May to September — through the summer

Filters checked, drains checked, and repairs when they arise. Al Ain runs hotter than coastal UAE — inland highs of 38 to 44°C against 35 to 41°C on the coast, with 48°C recorded here — so this is the period when things break, and the period when contractors are hardest to reach.

October to January — catch-up

Duct cleaning, interior painting, carpentry, tiling, roof and waterproofing checks ahead of the cooler months when what little rain the region gets tends to arrive. Comfortable working conditions and better availability.

Older villas and newer villas need different things

Established districts — Al Jimi, Al Muwaiji, Hili, Asharej. Older building services. AC systems near the end of their life, sealed ceiling voids with no access panels, drainage that was installed to older standards, and electrical installations carrying more load than they were designed for. The work here is weighted towards renewal and access improvement, and it is worth planning rather than reacting to.

Newer developments — Zakher, Al Mutaredh, Falaj Hazza. Better-sealed systems and less accumulated neglect. Here the aim is keeping it that way — routine servicing, filter discipline, and catching small things early. We will often tell you a newer villa needs less than you expected.

When is the best time to book villa maintenance?
