We attend, assess, and if nothing needs doing we say so and charge you for the visit rather than inventing a repair. Over a few years this is worth considerably more than a lower hourly rate.

AC is the big one in Al Ain. Inland highs reach 38 to 44°C against 35 to 41°C on the coast, with 48°C recorded here. Tenants rarely arrange servicing on a property they do not own, so units run unserviced until they fail — and a compressor replacement costs many times what the servicing would have. Scheduled AC servicing on a rented Al Ain property is the single highest-return maintenance decision an owner makes.
Water tanks are a legal obligation, and it is yours. Abu Dhabi requires drinking water tanks to be cleaned and disinfected at least every six months by a municipality-licensed company, and the responsibility sits with the property owner or property management — not the tenant. Many owners of Al Ain villas do not know this applies to them. See.
Small leaks become ceilings. A tenant may not report a minor stain. Six months later it is a ceiling replacement.
