Running a site means managing a supplier list as much as a building: an AC contractor, an electrician, a plumber, a cleaning company, a pest control provider, someone for the water tanks — each with their own schedule, invoice and version of events when something goes wrong at the boundary between two of them.

Facility management consolidates that. One contract, one point of accountability, one set of records.

We provide hard and soft facility services for commercial and industrial premises across Al Ain — offices, retail, warehouses and workshops in Sanaiya and Khatm Al Shiklah, labour accommodation, and hospitality around Jebel Hafeet.

What we cover

Hard services

  • HVAC — AHUs, FCUs, ducted and package systems, ductwork
  • Electrical — distribution, lighting, emergency lighting, periodic inspection
  • Plumbing and drainage, including pumps and tanks
  • Civil and fabric — building envelope, waterproofing, external areas

Soft services

What an FM contract should give you

  • Asset register — every asset, its age, condition and duty. Most sites we take on have never had one
  • Planned schedule — see preventive maintenance
  • Defined response times by priority, with an agreed definition of what counts as each priority
  • Single point of contact who knows the site
  • Documented visits with readings, photographs and findings
  • Annual condition and budget view — what will need capital spend next year

Al Ain industrial sites are not generic

Most FM specifications are written for offices and then applied to warehouses. That does not work in Sanaiya.

The process drives the schedule. A joinery workshop loads its ventilation with fine wood dust; a paint operation with something else; a food facility carries hygiene obligations an office does not. Filter and duct intervals should follow what happens inside the building, not a template.

Inland heat is a design constraint, not a comfort issue. Al Ain runs several degrees above coastal UAE, with 48°C recorded here. On an industrial site that affects equipment rooms, control panels, cold stores and anything with a compressor. Server and control rooms failing because their cooling failed is one of the more common serious incidents we see, and it is preventable.

Dust is continuous, not occasional. Sandstorms occur intermittently through the hot months, and open-sided or frequently-opened buildings take on far more particulate than a sealed office.

Labour accommodation has its own profile — high occupancy, heavy plumbing use, and hygiene requirements that carry consequences if unmet.

Scope boundaries

We would rather define these upfront than discover them during an incident:

A clear boundary is a commercial asset. Buyers have all been burned by a contractor who said yes to everything at tender and then discovered a gap.

Frequently asked questions

What is the difference between facility management and a maintenance contract?

An AMC typically covers maintenance of defined assets. FM covers the site — hard and soft services, compliance records, and a single accountable provider. Smaller sites are usually better served by an AMC, and we will say so.

Do you cover industrial units in Sanaiya?

Yes, with the scope written around the operation inside the building rather than a standard office specification.

Can you take over from our existing provider?

Yes. The first step is a survey and asset register, which usually reveals what the outgoing contract was and was not delivering.

Do you provide compliance documentation?

Yes — inspection records, certificates and dated visit reports in one file.
