We do not spread visits evenly across twelve months, because the year is not evenly demanding.
February to April — the important visit. Full AC service, condenser coils cleaned, electrical connections checked and tightened, drain lines cleared. Everything that will be tested in July gets attended to before the load arrives. If a contract only ever delivered one visit, this would be it.
May to September — monitoring and response. Filter checks, drain checks on ducted systems, and priority attendance on failures. This is when the queue matters most.
October to January — the catch-up window. Duct cleaning, painting, waterproofing checks before the cooler wetter months, deferred repairs and anything that is easier to do when the property is not in peak demand.
Booking exterior painting or duct cleaning in August is possible but uncomfortable and slower. Contracted clients get scheduled into the right window automatically rather than having to think about it.
Villas. AC across multiple units, plumbing including tank and pump, electrical, and the fabric items that come with older Al Ain housing stock. See villa maintenance.
Residential buildings and landlords. Common areas, tenancy turnaround, and reporting for owners who do not visit. See property maintenance.
Offices and retail. Scheduled outside trading hours where needed.
Sanaiya and Khatm Al Shiklah industrial. Scoped to what happens inside the building rather than a standard package. Filter intervals and duct intervals here are driven by the process, not the calendar.
Jebel Hafeet hospitality. Documented visits and records, since hygiene and HVAC obligations here are inspected.
Response time is the whole value of a contract in August, and response time is a function of where the crews already are. We are based in Al Ain and our vans are in the city. A contract with a contractor operating out of Abu Dhabi city or Dubai looks the same on paper and is not the same at 2pm on a Thursday in July.
