Post-Construction Cleaning in Al Ain

Construction dust is not ordinary dust. It is fine, abrasive cement and gypsum particulate that gets into every gap, sits on every ledge, and — the part most people miss — gets drawn into the air conditioning system and stays there.

We carry out post-construction and after-builders cleaning for new builds, renovations, fit-outs and extensions across Al Ain.

Why most handover cleans fail

Because they clean the surfaces and ignore the system.

If the AC ran at any point during the works — and on an Al Ain site it almost certainly did — it pulled construction dust into the return air, through the filters, and into the ductwork. Every surface in the property can be spotless on handover day, and two weeks later the client is complaining about dust returning and a smell when the AC starts.

Proper post-construction cleaning includes:

• Filters replaced, not cleaned — construction dust blinds a filter permanently
• Grilles and diffusers removed and washed
• Accessible duct sections inspected
• Full duct cleaning where the works were substantial or the system ran uncovered throughout

This is the single most common gap between a handover clean that holds and one that generates a complaint a fortnight later. Because we run both the cleaning and the AC trades, we handle it as one job rather than the client discovering it afterwards.

How the work is phased

1. Rough clean — debris and waste removed, gross dust cleared. Often while trades are still finishing
2. Main clean — everything: ledges, frames, ceilings, fittings, joinery interiors, glass, floors. This is the bulk of the work
3. Final and detail clean — after all trades are out, immediately before handover. Paint specks, adhesive residue, protective film removal, fingerprints, final glass and floors

Trying to do this in one visit while trades are still working does not produce a handover-standard finish. It gets re-soiled before anyone sees it.

What is involved

• Protective film and tape residue removal from glass, frames and sanitary ware
• Paint, plaster, adhesive and grout residue removal — carefully, since aggressive removal damages new finishes
• Cabinet and wardrobe interiors, which fill with dust during works
• Ledges, frames, skirting, door tops and high-level surfaces
• Light fittings, switches and sockets
• Sanitary ware and new kitchen fittings
• Floors — multiple passes; fine dust needs dry removal before wet cleaning or it becomes a film
• Glass inside and out
• Balconies, terraces and external areas
• AC filters, grilles and ductwork as above

Handling new finishes

Post-construction cleaning is where surfaces get damaged, because crews use aggressive methods on residue and the surfaces are brand new. Fresh paint has not fully cured. New stone can be etched by the wrong product. Sanitary ware scratches. Uncured grout can be pulled out.

We would rather take longer than hand over a property with cleaning damage on new work — which is a far more expensive problem than the cleaning it came from.
