24 Hour Emergency Maintenance in Al Ain

What to do while you wait

Water and flooding

  1. Shut the water off — main stopcock, or the valve at your tank. If you cannot find it, close the isolating valve nearest the leak
  2. If water is anywhere near electrics, cut power to that circuit at the distribution board. If the board itself is wet, or water is coming through a light fitting, do not touch it
  3. Open taps below the leak to drain the pipework
  4. Move furniture, rugs and electronics clear
  5. Photograph everything before you clear up, for insurance

Ceiling holding water

A bulging ceiling will come down. Clear the space beneath it and keep people away. Cut power to the lights in that ceiling and put a container underneath.

In summer the most common cause in an Al Ain villa is a blocked AC condensate drain in the void above, not plumbing. If an AC unit sits above that spot, switching it off stops the water while you wait.

Electrical

Switch the affected circuit off at the board and leave it off. Do not keep resetting a breaker that keeps tripping — it is protecting you from something.

If there is smoke, or you smell burning and cannot find the source, get everyone out and call 999 first. We are the call after that.

AC failure in heat

Two checks that occasionally fix it before we arrive: the AC breaker and the isolator by the outdoor unit may have tripped after a power cut; and a filter completely blinded with dust can choke a system until it looks broken.

While you wait: close curtains on sun-facing windows, concentrate cooling into fewer rooms, use fans, keep hydrated, and move anyone vulnerable to heat somewhere cooled.

Gas

No switches, no flames, no phone use indoors. Open windows, shut off the supply if you can reach it safely, get everyone out, and call your supplier and emergency services from outside.

What is not an emergency — and why we will tell you

A dripping tap, a slow drain, a cosmetic crack, a single AC unit underperforming while others work, a job that has been waiting three weeks: these are all real problems and all better handled on a normal booking.

Emergency attendance is charged at a different rate than standard callout. If you describe the problem and it does not need emergency attendance, we will say so and book you in normally rather than charging you the higher rate for work that could wait until Sunday.

Some emergency work is a two-stage job: we make it safe and stop the damage tonight, then return with parts to complete the repair. We will tell you at the time which one you are getting.

Avoiding the next one

Most of the emergencies we attend were preventable, and a large share of the summer ones were visible in March. A maintenance contract includes scheduled checks before the load arrives and puts you ahead of the queue when something does fail in August. See annual maintenance contracts.

Worth doing today, before you need it: locate your main water shut-off and check it turns, locate your distribution board, and save this number.

Are you really available 24 hours?

Yes. Our standard working hours are Sunday to Friday, 8:00am to 5:00pm, and emergency callout operates outside those hours, seven days a week.

Does an emergency callout cost more?

Yes — emergency and after-hours attendance is charged at a different rate. We tell you the rate before we dispatch.

My AC has failed and it is 45 degrees. Is that an emergency?

In an Al Ain summer, yes — particularly with elderly residents, young children or anyone unwell in the property. Tell us who is in the house when you call.

Will you fix it the same night?

We will make it safe and stop the damage. Whether the permanent repair completes that night depends on parts. We will tell you which at the time.
